Electrical Services Built for Los Osos's Needs

Los Osos and Baywood-Los Osos form a coastal community at the eastern end of Estero Bay, tucked between the Montana de Oro State Park foothills and the south shore of Morro Bay. The area has a distinct character — a mix of older homes built on septic systems before the Los Osos sewer project, newer construction benefiting from the completed sewer infrastructure, and a strong community of environmentally minded homeowners with higher-than-average interest in solar, EV charging, and home electrification. The 93402 zip code covers a geography where coastal electrical considerations apply — similar to Morro Bay, outdoor electrical equipment should be specified with marine-grade materials where possible. Los Osos properties are served by PG&E for electric utility service, and most permit applications go through San Luis Obispo County Building and Safety rather than a city building department, as Los Osos is an unincorporated community. MAG Electric regularly serves the Baywood-Los Osos area and coordinates SLO County permit processes, which homeowners sometimes find slower than city processes but which we navigate efficiently given our experience with the county system.

Client Case Study

Baywood-Los Osos — Solar-Ready Panel Upgrade

The Situation

A homeowner on Second Street in Baywood-Los Osos contacted MAG Electric wanting to prepare their home for a solar installation they planned to complete the following year. The existing 100-amp panel was clearly insufficient for the solar inverter addition, and the homeowner also wanted an EV charger for a recently leased Chevy Bolt.

Our Approach

We assessed the property and provided a combined quote for a 200-amp panel upgrade with solar-ready interconnection provisions and a 50-amp EV charger circuit. The work required an SLO County Building and Safety permit, which we filed and managed. We also coordinated the PG&E service upgrade portion of the work, which required a utility work order and scheduling that added approximately two weeks to the timeline.

The Outcome

The panel upgrade and EV charger were completed once PG&E confirmed the utility upgrade. Total timeline from first call to final inspection was 24 days, largely driven by PG&E scheduling. Total project investment was approximately $5,800. The homeowner's solar contractor was able to interconnect directly to the new panel six months later without any additional electrical work required.
